Questions

Questions buyers ask

Straight answers about visiting, financing, closing and building. Don't see yours? Just ask.

Can I visit the land before I buy?

Yes. Ask for the exact pin first so you're standing on the right property.

Are the aerial pictures real photos?

Each picture is labeled. Some are drone photos taken over the property. Others are illustrations drawn on the real county parcel lines and aerial imagery, so the boundaries on them are approximate. Walk the land or ask for the recorded plat if the exact lines matter to you.

How does owner financing work?

You put 25% down, close through a title company or closing attorney, and pay the rest over time. Ask for the terms on any property and you'll get the down payment, the monthly payment and the length in writing.

Do I need a bank loan?

Not with owner financing. There is no bank loan to apply for.

How does closing work?

Closing runs through a licensed title company or a real estate closing attorney in the property's state. You get a recorded deed, and title insurance is available. Remote signing is available, so you don't need to travel.

How long does closing take?

A cash closing usually takes about two to three weeks from a signed contract.

Can I put a manufactured home or an RV on the land?

It depends on the property. Each listing spells out what's allowed, including manufactured homes, RV living, camping and minimum home size, and you can filter for both on the home page. Always confirm with the county before you buy.

What about water, power and septic?

Every listing shows the water source, the electric provider and the septic status. Some lots have city or town water and sewer. Others need a well and septic, and the listing says when a soil or perc test has already been approved.

Are there HOA dues?

Most of these properties have no HOA or POA. Any recorded covenants or community rules are listed on the property page.

Can I make an offer?

Yes. Choose "To make an offer" on the form on any property page, or just call or text.

Are the prices current?

Prices are as of November 2026. Properties can sell, so confirm the price and availability when you ask.
